How to Become a Real Estate Salesperson in Virginia

Virginia requires prospective salespersons to complete 60 class/clock hours of Board-approved pre-license education and pass both the national and Virginia portions of the salesperson examination.

Virginia law also requires an initial salesperson applicant to have at least a high-school diploma or equivalent.

The basic path is:

1. Complete the 60-hour Virginia Principles of Real Estate course.
2. Successfully complete the required course examination.
3. Pass the national and Virginia portions of the salesperson examination. Your examination scores are valid for one year — you must submit your license application within that year of passing.
4. Complete Virginia's required fingerprint/background process. Virginia runs a tight clock here: DPOR must receive your completed application within 45 days of your fingerprinting date, or you will need to be fingerprinted again.
5. Apply for your Virginia salesperson license.
6. Activate the license with a licensed real estate firm or sole proprietorship.

Virginia DPOR currently identifies PSI and Fieldprint among the fingerprinting options available to applicants.

A newly licensed active Virginia salesperson must complete 30 hours of Board-approved post-license education within one year from the last day of the month in which the license was issued to remain active.

How to Become a Real Estate Salesperson in Maryland

Maryland requires prospective salespersons to complete 60 clock hours of Commission-approved pre-license education and pass both the national and Maryland portions of the salesperson examination.

Maryland law also requires an applicant to be at least 18 years old, hold a high-school diploma or equivalent, and be of good character and reputation.

The basic path is:

1. Complete the 60-hour Maryland pre-licensing course, which includes a required 3-hour ethics component.
2. Successfully complete the required proctored course examination.
3. Pass the national (80 questions) and Maryland (30 questions) portions of the salesperson examination — 70% on each portion, scored separately — within one year of completing the course.
4. Complete the required fingerprint/background check.
5. Apply for your Maryland salesperson license.
6. Obtain a written commitment from a licensed broker to activate your license.

Maryland's examination is administered by PSI, and fingerprinting is completed through authorized Maryland Criminal Justice Information System locations.
